Total equity is not the same as borrowable equity. A lender may require you to keep a minimum amount of equity in the property. Available financing depends on the accepted property value, occupancy, lien position, credit, income, debts, property type, state and current program guidelines.
Understanding the result

Two numbers answer two different questions.

Estimated total equity is the property value minus the balances of every loan secured by the property.

Possible additional borrowing room estimates the difference between your total liens and the dollar limit produced by the planning CLTV you entered.

Example: A $350,000 property with $220,000 in liens has about $130,000 in total equity. At an 80% planning CLTV, the estimated additional borrowing room is $60,000—not the full $130,000.
Common questions

Home equity FAQs

How is total home equity calculated?

Subtract your current mortgage and any other liens secured by the property from its estimated current value. A $300,000 home with $210,000 in total liens has approximately $90,000 in equity before selling, borrowing or closing costs.

Is all of my home equity available to borrow?

No. Lenders generally require you to retain a portion of the property’s value as equity. The amount you may be able to borrow depends on the program’s combined loan-to-value limit and the complete loan profile.

What does combined loan-to-value mean?

Combined loan-to-value, or CLTV, compares the total of all loans secured by the property with the property’s value. If a $300,000 property has $210,000 in total liens, the current CLTV is 70%.

How accurate does my home value need to be?

The estimate is only as reliable as the value you enter. An automated valuation, property review, residential evaluation or appraisal may produce a different value during underwriting.

Does this guarantee a HELOC amount?

No. This calculator is an educational estimate and is not an appraisal, approval, offer, Loan Estimate or commitment to lend. The lender’s accepted property value and complete underwriting determine any available line.
